Prologis, the global leader in logistics real estate, has signed a new lease agreement with the innovative Czech technology company BattSwap. The startup, which is revolutionizing urban e-mobility and logistics, will lease a total of approximately 2,200 square meters at Prologis Park Prague-Rudná. Of this total, 1,566 square meters will serve as a combined workshop and warehouse space, with the remainder dedicated to office facilities.

BattSwap will utilize the new premises as a key technological hub for the assembly, storage, and dispatch of its automated containerized units designed for the robotic swapping of batteries for electric commercial vehicles. The transaction brings a major player in clean mobility into the park, directly supporting the development of infrastructure for sustainable last-mile urban logistics.

Unique technology for zero-downtime logistics

Founded in 2015, BattSwap has developed a comprehensive ecosystem for e-mobility in urban logistics, addressing the challenges of long charging times and high grid demands. Instead of relying on conventional charging, it utilizes robotic battery-swapping technology. An automated station, the size of a shipping container, can swap a depleted battery in a vehicle for a fully charged one in less than 3 minutes. This significantly reduces vehicle downtime, allowing delivery fleets to be efficiently utilized throughout the entire day. Furthermore, compared to standard fast chargers, the station requires only a tenth of the power input, enabling it to be connected to the existing electrical grid without the need for expensive upgrades.

"Our technology demonstrably eliminates the main barriers to switching to electric fleets for commercial operators. To meet the rapidly growing demand from European logistics operators, we needed a top-tier facility that could flexibly respond to our manufacturing and operational requirements," states Radek Janků, Co-founder and CEO of BattSwap. "Prologis Park Prague-Rudná met all our requirements – from its excellent strategic location near the D5 highway to the ability to fully customize the interior space to the specific needs of assembling our stations."

Tailored spaces and technical innovations

The warehouse space will be completely adapted to accommodate the structural assembly and completion of these technological units. The technical equipment of the leased facility will include, among other features, a newly installed modern paint shop, which is crucial for the final surface treatment of the robotic swapping stations. As with other buildings in the Prologis portfolio, a responsible approach to the environment, energy efficiency, and the integration of modern technologies play a key role here. This fully aligns with BattSwap's vision of reducing the carbon footprint in freight transport.

"We are delighted to welcome BattSwap to Prologis Park Prague-Rudná. Their arrival confirms that our parks are no longer just spaces for traditional logistics, but are becoming technological hubs for innovative companies that are reshaping the entire industry," says Martin Čihák, Leasing and Customer Experience Manager at Prologis, adding: "We share a common focus on sustainability and CO2 emission reduction with BattSwap. We believe that the flexibility of our spaces and the park's premium location will provide this ambitious Czech startup with the ideal conditions for its continued dynamic growth and expansion into European markets."

Strategic location with excellent accessibility

Prologis Park Prague-Rudná stands out for its premium location right at Exit 5 of the D5 highway. This position allows for quick connections to major domestic and international transport routes – Prague city center is just 20 kilometers away, and Václav Havel Airport Prague is 12 kilometers away. The park thus represents an ideal distribution hub for both national and European logistics. In addition to excellent access for trucks, the park offers convenient public transport connections for employees and the presence of a dedicated on-site Property Management team, which continuously enhances operational standards and efficiency for all tenants.

Furthermore, the park was recently expanded through the acquisition of an additional, modern warehouse building spanning 17,455 square meters. Prologis Park Prague-Rudná now comprises 20 buildings with a total area exceeding 254,000 square meters of modern logistics and industrial space, making it one of the key domestic and international distribution hubs in the region.
