Challenge
TVH, a global supplier of parts and accessories for material handling, industrial, construction, and agricultural machinery, faced the challenge of relocating its central warehouse in Poland. The company was looking for a modern warehouse space with an office component that would meet high operational standards and align with its sustainability strategy. The new facility was to become a strategic hub on TVH’s global distribution map – the third largest warehouse worldwide (and the second largest in Europe), dedicated to serving customers across Central and Eastern Europe.
Key challenges included: securing a well-connected location for efficient goods distribution, implementing modern technologies to improve energy efficiency and employee comfort, tailoring the space to TVH’s specific storage requirements (including hazardous ADR materials), and ensuring operational continuity during the relocation process.
Solution
To identify the optimal location for its new distribution center, TVH partnered with international real estate advisory firm Cushman & Wakefield. The company supported TVH in preparing the building’s technical specifications, analyzing multiple available sites, developing a leasing strategy, and negotiating contract terms.
After evaluating all options, Prologis emerged as the best partner. TVH decided to lease 16,000 sqm of warehouse space and 800 sqm of office space at Prologis Park Ruda Śląska.
Thanks to its location in the heart of the Silesian agglomeration, the new distribution center provides access to key transport routes – the A4 motorway (Germany–Wrocław–Katowice–Kraków) and the A1 motorway (Gdańsk–Katowice) – enabling efficient national and international distribution.
Demonstrating remarkable flexibility and commitment, Prologis customized the warehouse space to TVH’s specific requirements and delivered solutions that perfectly match both current and future business needs, ensuring a solid foundation for growth.
Result
The TVH warehouse at Prologis Park Ruda Śląska exemplifies a modern approach to logistics space design. Its striking glass façade offers panoramic views of the surroundings, while the interior incorporates a wide range of energy-efficient solutions that maximize employee comfort and energy performance.
Key features include:
- BMS (Building Management System) for real-time monitoring of utilities, HVAC control, and energy optimization.
- LED lighting system integrated with a DALI (Digital Addressable Lighting Interface) for smart light management.
- Roof skylights for enhanced natural daylight, improving working conditions while reducing energy consumption.
The warehouse was also tailored to TVH’s operational requirements:
- A reinforced floor load capacity of 10 t/sqm.
- An internal bunker for the safe storage of hazardous ADR materials.
Additional Benefits
The cooperation with Prologis brought far more than a prime location and advanced warehouse technology. TVH also benefited from the Prologis Essentials offering, which provided a wide range of services to facilitate a smooth move-in and daily operations.
The facility was equipped with:
- A modern racking system.
- A custom-designed mezzanine for efficient goods storage.
