Challenge
Selena Group Holding is a global leader and distributor of construction chemistry products and one of the four largest manufacturers of mounting foam for construction. The company operates in 18 countries, employing 1,800 people across 41 entities. Selena has been collaborating with Prologis continuously since 2011. After 12 years of successful partnership, the company entrusted the developer with the construction of a new 12,800-square-meter BTS warehouse and office facility at Prologis Park Wrocław V. The warehouse will be used to store construction materials and chemicals.
Solution
The new DC10 building will be fully tailored to the client’s specific needs related to the storage of construction materials and chemicals. This will be done in line with sustainable development principles, utilizing state-of-the-art technologies that minimize environmental impact.
Result
The ongoing collaboration has demonstrated that Prologis and Selena Group share similar values, such as a responsible approach to business and care for the environment. Consultations for the new facility began six months before construction started.
The working group, which included representatives from the general contractor GC Bremer, consultants from PM Services, and architects from JW+A, consisted of 10 people. They met weekly to discuss, analyze, and select optimal, efficient solutions aligned with ESG strategies and the ambitious goal of achieving net-zero emissions.
External consultants gathered detailed information on building materials, technologies, and implemented processes to calculate the carbon footprint. The calculation process began several months before construction using OneClick software, which accurately calculates eCO₂/m². The tender requirements for the general contractor emphasized the use of construction materials with Environmental Product Declarations (EPD).
As a result, the new DC10 warehouse received a BREEAM certification with the high rating of "Excellent."
Additional Benefits
The facility will feature a clear height of 12 meters, reinforced floor load capacity, and enhanced thermal insulation of walls and the roof. Prologis Park Wrocław V offers convenient access to public transportation, bicycle shelters, repair stations, and electric vehicle charging points. The entire construction process is monitored in terms of LCA (Life Cycle Assessment) indicators, including CO₂ emissions and methods for reducing the carbon footprint at each stage of construction.
In summary, Prologis delivered Selena Group a 12,800-square-meter environmentally and human-safe BTS warehouse for storing hazardous materials. The facility includes a state-of-the-art fire protection system, the first of its kind installed in Prologis warehouses.
