Senetic chooses Prologis Park Chorzów

Senetic, a global provider of IT solutions, has leased more than 6,100 square meters of modern warehouse space at Prologis Park Chorzów. From its new location, the company will manage logistics for IT equipment, including its e-commerce channel, serving customers in Poland and international markets. The lease has been signed under the Clear Lease® model, providing cost transparency and operational predictability.
Senetic specializes in the supply of IT hardware, software and technology solutions for businesses and public institutions. Serving customers in Poland and abroad, the company is developing a sales model based on efficient distribution, product availability and effective order fulfilment. The new space at Prologis Park Chorzów will support these processes, providing Senetic with logistics facilities tailored to the needs of the fast-moving IT market.
“Good cooperation begins with understanding what the customer truly needs — not only today, but also at the next stages of their growth. In Senetic’s case, this was not simply about leasing space. It was about finding a facility that could support logistics across multiple sales channels, improve order fulfilment and give the company room to grow in phases. Simple and transparent lease terms were equally important, giving Senetic greater cost predictability and more confidence in planning its next steps,” said Katarzyna Nobis, Leasing & Customer Experience Manager at Prologis.
The agreement between Prologis and Senetic is based on the Clear Lease® model — a solution designed for companies that prioritize full control over costs. Instead of variable and difficult-to-predict year-end charges, the customer pays one fixed rate covering the standard operating costs of the facility. The only variable elements are utilities and public charges, which are settled based on actual consumption and official tariff rates.
“The key criterion in choosing this location was the ability to efficiently organize and run logistics processes related to order fulfilment for our customers and business partners. Discussions with the Prologis team were concrete and open from the very beginning, and the solution we developed together meets our needs. The Clear Lease® agreement was also an important element, giving us greater cost predictability. This allows us to plan our growth with more confidence and focus fully on what matters most: efficient customer service and the continued development of Senetic,” said Beata Mrowiec, Head of Product Management & Purchasing & Logistics at Senetic.
Upper Silesia: a strategic region for logistics
Senetic’s move to Prologis Park Chorzów reflects a broader trend in the warehouse market. Upper Silesia is currently one of Poland’s most important industrial and logistics hubs, with the region’s stock of modern warehouse space exceeding 6.19 million square meters, according to the latest market data.
“Upper Silesia has been strengthening its position on the logistics map of Poland and Central Europe for years. Companies find here the conditions they need to grow: excellent road infrastructure, access to qualified employees, a strong industrial base, and proximity to the Czech Republic and Germany, which supports efficient service to both domestic and international markets. That is why we are consistently strengthening our presence in this part of the country. One direction of this development is Prologis Park Ruda Śląska, where we have land available for the construction of new facilities with a total area of more than 18,000 square meters. In Ujazd, located on the border of the Śląskie and Opolskie voivodeships, we can offer warehouse development opportunities of 82,000 square meters. Prologis Park Chorzów is located in the heart of the Górnośląsko-Zagłębiowska Metropolis — one of Poland’s most important economic centers, with a strong business, industrial and retail base. The complex is situated on the western edge of Katowice, close to the intersection of Poland’s two major international transport corridors: the A4 motorway on the east-west axis and the A1 motorway on the north-south axis. This location provides fast access to key transport routes and supports efficient domestic and international distribution.
The park comprises five warehouse and office buildings with a total area of 251,000 square meters. The complex offers numerous parking spaces for passenger cars and trucks, 24/7 security, and amenities that support efficient warehousing and flexible goods distribution. Public transport stops located within the park provide an additional advantage.
