Prologis, the global leader in logistics real estate, has completed and handed over a 41,535 square metre build-to-suit distribution facility at Prologis Park Łódź to DP World, a worldwide leader in logistics and trade. 

The new building was designed to meet high sustainability standards, with BREEAM Excellent certification targeted. It will serve as a key logistics hub for a global tech company, handling products from all over the world.

The handover marks the conclusion of the construction phase, which was completed on schedule by general contractor Bremer. With the building now finished, the fit-out process has begun. This includes installing racking systems, automation technologies and forklifts in preparation for full operations.

Once fully equipped, the facility will play a vital role in the global tech company’s supply chain. Such products as workstations, servers and storage solutions, will be distributed more efficiently across Europe.

From the outset, the project was planned with taking the highest sustainability standards into account. The building incorporates energy-saving solutions such as LED lighting with DALI control, extensive skylights and roof lights to maximize natural daylight, and air destratification units that reduce heat loss. The building is also equipped with BMS system, which adapts the temperature, optimizes lighting and monitors energy usage.

The roof has been constructed to support photovoltaic panels, while solar collectors of 8 sqm and power of 5 kW already in place provide hot water. The building is also connected to Łódź’s biomass-fueled district heating system, cutting carbon emissions further. In the office area, greywater and rainwater systems conserve water, supported by external storage tanks.

The construction was carried out using certified low-carbon materials, with 95% of all waste recycled. Throughout the process, CO₂ emissions were closely monitored. According to an assessment by JWA, an independent consultancy specializing in sustainable construction within the commercial real estate sector, the project achieved a carbon intensity of about 283.9 kilograms of CO₂ per square meter.

DP World highlighted the importance of the investment for its European network. “Our new warehouse at Prologis Park Łódź will become a key hub in Europe’s logistics network supporting the global technologies company. It will shorten delivery times, increase operational flexibility, and boost efficiency. The facility was also developed in line with the highest sustainability standards, reflecting our commitment – and that of our partners – to responsible growth. We are particularly pleased about a remarkable 289.3 kg of Carbon per M2 in the building process. This investment not only strengthens DP World’s position in Poland but also underlines the country’s strategic role in our global ecosystem,” says Alina Dudek, Director of Contract Logistics in Poland, DP World.

The investment will support the development of Łódź as a logistics hub, generating new jobs and creating opportunities for local suppliers and subcontractors engaged both in construction and ongoing operations.

Prologis Park Łódź is one of the most modern logistics parks in Central Poland. Located just 7 kilometers from the city center, 3 kilometers from the A1 motorway and 10 kilometers from the A1/A2 interchange at Stryków, it offers outstanding road connectivity.
