Challenge
DP World, a global logistics giant specializing in the automotive and technology sectors, faced the challenge of developing a new distribution center. The facility was intended to serve as the central logistics hub for Dell Technologies’ factory in Łódź, enabling comprehensive distribution across 25 European countries, including Poland, Germany, Turkey, Sweden, Denmark, and the Baltic states.
The project for DP World’s distribution center for Dell Technologies was based on several key principles:
- Client-tailored design – the facility needed to fully meet Dell Technologies’ specific operational requirements.
- Scalability – the warehouse had to address current logistics needs while allowing for future expansion, ensuring flexibility and process optimization.
- Sustainability – modern, eco-friendly technologies minimizing environmental impact had to be integrated.
- Ideal location – proximity to the Dell Technologies factory and convenient access to major transport routes were critical to improving supply chain efficiency and reducing transport costs.
Solution
To deliver on the client’s expectations, DP World partnered with Prologis. In the initial stage, Prologis prepared a comprehensive proposal and a detailed cost estimate, fully aligned with the specific requirements of both DP World and Dell Technologies.
The collaboration resulted in a preliminary design for a 41,535 sqm build-to-suit (BTS) facility at Prologis Park Łódź, located next to the Dell Technologies factory. Once the contract was signed and the design was approved, DP World and Prologis moved into the implementation phase.
Close partnership and effective communication were key to this stage. Consultations on the final design began several months before the official construction start in December 2024. The working group included representatives from Prologis, DP World, Dell Technologies, general contractor Bremer, and an architectural consultancy. The team held numerous meetings to discuss, analyze, and select the most efficient solutions. This close cooperation showed that all parties shared similar values, particularly openness to new technologies and commitment to sustainable development.
Result
The facility will be equipped with a range of modern solutions focused on energy efficiency and minimizing environmental impact, including:
- Energy-saving LED lighting.
- A remote utility monitoring system for real-time energy management.
- Air destratification fans to reduce heat loss.
- Roof skylights for natural daylight.
- Enhanced thermal insulation throughout the building.
- A reinforced roof structure prepared for photovoltaic panels.
- Connection to the municipal heating system powered by biomass.
- Grey water recovery in the office space to reduce consumption.
- Eight EV charging points, with infrastructure ready for more.
The facility will undergo BREEAM certification, with a target rating of Excellent.
