Grospol, a Polish manufacturer of office chairs and seating, has leased more than 6,400 square metres of warehouse space at Prologis Park Łódź. The new facility will support the company’s production plant in Brzeziny by taking over a substantial share of its warehousing and distribution operations. This will enable Grospol to serve customers more efficiently in Poland and across nine international markets, including Germany, France, Romania, Ukraine and Hungary.
The agreement with Prologis, a global leader in logistics real estate, was signed under the Clear Lease® structure, providing greater cost transparency and operational predictability.
Grospol is a Polish family-owned company that has operated in the furniture market since 2006. Initially focused on distribution, it began manufacturing chairs and seating under the Grospol and SNAPty brands in 2012. Today, the company operates a fully integrated production facility in Brzeziny, including its own carpentry workshop, paint shop, sewing room, upholstery workshop and warehouse.
Grospol currently employs more than 150 people and produces furniture for offices, healthcare facilities, restaurants, schools and other commercial environments.
The expansion of its network of more than 40 partner showrooms, together with growth in online sales and exports, has significantly increased the scale of the company’s operations. In response to these growing requirements, Grospol decided to lease modern warehouse space at Prologis Park Łódź and reorganise its logistics processes.
“The purpose of opening the new logistics centre was to separate production from distribution, streamline logistics management and accelerate order fulfilment. To make the most of this change, we needed a location close to our plant in Brzeziny that would also provide efficient access to key transport routes. Prologis Park Łódź meets both requirements.

Prologis Park Łódź is located in the Widzew-Olechów district, 3 kilometres from the A1 motorway and 10 kilometres from the Stryków interchange, where the A1 and A2 motorways meet. The location provides convenient access to Grospol’s plant in Brzeziny as well as to key domestic and international transport routes.
Day-to-day operations are supported by two entrance gates, truck parking and 24-hour security. The park is directly connected to the city’s public transport network and also offers green recreation areas, a bicycle shelter and a multi-purpose sports court.
“From the outset, our priority was to ensure that the proposed solution would support both Grospol’s immediate operational requirements and its longer-term growth plans. The right amount of space and a convenient location were important, but so were clear and transparent commercial terms. That is why the Clear Lease® structure played an important role in our discussions. Clear Lease® is a lease structure designed to simplify monthly settlements and improve cost predictability. A fixed charge covers standard operating expenses, including routine upkeep, maintenance, repairs and administrative services. Statutory charges, such as property tax, and utility costs are settled separately in line with the applicable regulations and tariffs.
