Challenge

Schaeffler, a global leader in mobility technology, was looking for a location for its new Eastern European Regional Distribution and Kitting Center. The key challenges included:

  • constructing a build-to-suit (BTS) warehouse fully tailored to Schaeffler’s individual operational needs;
  • ensuring maximum energy efficiency, low CO₂ emissions, and high workplace comfort through advanced technological solutions;
  • selecting a strategically significant location – in the Opole province, along major transport routes, serving as a convenient distribution hub for Central and Eastern European countries;
  • delivering the project in line with the highest environmental standards – confirmed by the planned BREEAM Outstanding certification, i.e., the highest possible level on the international sustainable building rating scale.

Solution

Schaeffler, supported by experts from Knight Frank – an international real estate consultancy – chose to locate its investment in Prologis Park Ujazd (Opole province). The key factor was not only the excellent location – along the A4 motorway and national road no. 88, 33 km from the A1 and 60 km from Katowice – but also the outstanding quality of partnership with Prologis. The 62,500 m² facility, developed in the BTS (build-to-suit) formula, is being created in response to Schaeffler’s specific operational needs.

From the initial planning stages through design agreements, the entire process has been marked by mutual trust and smooth communication. The Prologis team demonstrated not only expertise and flexibility but also a deep understanding of the client’s expectations. A shared approach to sustainability and a common vision for the technological advancement of the facility ensured a seamless project delivery, which began in June 2025 and is scheduled for completion in the first half of 2026.

Result

The new Schaeffler facility in Prologis Park Ujazd will represent a model combination of advanced technology and sustainable construction. The building has been designed with a strong focus on energy efficiency and maximum CO₂ reduction. All heating needs will be covered by energy-efficient heat pumps, making the warehouse completely independent from gas installations. In addition, the facility will feature a rooftop photovoltaic system. Comfortable working conditions and low energy consumption will be ensured by LED lighting and skylights, providing natural daylight in permanent work areas. Above-standard external wall insulation will further improve the building’s thermal efficiency.

The investment will use low-emission materials such as steel and concrete, with locally sourced deliveries further reducing its carbon footprint. The facility will also be equipped with a greywater recovery system.

The building will have a clear height of 12 meters, with floors designed to withstand loads of up to 7.5 tons per square meter. A 4 MW power connection will supply the facility, guaranteeing uninterrupted operation of advanced automation systems and energy-saving installations.

Additional Benefits

The new Schaeffler facility represents the first stage in the development of Prologis Park Ujazd – a modern logistics and production center with a planned total area of 145,000 m². For Schaeffler, the cooperation with Prologis is not only the realization of a facility fully adapted to specific operational requirements but also a strategic opportunity for long-term growth within one flexible location. Thanks to a 14 MW power connection, Prologis Park Ujazd provides a stable base for logistics and production activities, offering the right conditions for further expansion and scaling of operations. The availability of an additional 82,000 m² of space for future investments creates wide operational opportunities for both Schaeffler and other potential clients.

The economic attractiveness of the location is further enhanced by support from the Katowice Special Economic Zone, which offers preferential tax conditions for new investors. The project not only contributes to Schaeffler’s operational efficiency but also supports local economic development – creating new jobs, stimulating regional investment activity, and strengthening the position of the Opole province as a key hub on the logistics map of Central and Eastern Europe.

Prologis Park Ujazd is a model example of collaboration between two leaders – Schaeffler and Prologis – whose partnership is based on a shared vision, trust, and an excellent understanding of business objectives. The key factors here are the prime location and the precise customization of the facility to the client’s individual needs, including the application of sustainable solutions and advanced technologies.

Building on many years of BTS project experience, Prologis has demonstrated the ability to effectively combine industry expertise with a flexible approach to partner expectations. A strong understanding of Schaeffler’s operational and development needs enabled the joint design of a facility that meets high operational, technological, and environmental standards.
