Prologis, a global leader in logistics real estate, has signed a lease agreement with Unitop, a Łódź-based company with more than 80 years of tradition and the largest producer of halva and sesame snaps in Poland and Europe. At Prologis Park Łódź, the customer will lease more than 6,700 square metres of modern production and logistics space tailored to the stringent requirements of confectionery manufacturing for products distributed in Poland and abroad. The agreement was signed under the Clear Lease® model, providing full cost transparency and operational predictability.

Unitop has been inseparably connected with Łódź since 1945. Establishing operations at Prologis Park Łódź will enable the company to remain in its historic region while significantly increasing production capacity. The new facility will be fully adapted to the entire technological process for sesame-based products, which requires advanced machinery and strict quality control at every stage — from preparing the mass and precisely combining ingredients to forming, portioning and packaging finished products. Relocating to a Class A facility will optimize operating costs and support more efficient management of the entire supply chain. Combined with improved raw material flows, this will directly increase the efficiency of halva distribution to the Polish market and key international markets.

Łódź heritage meets modern production

The agreement between Prologis and Unitop was concluded under the Clear Lease® model, which simplifies the management of operating costs and increases their predictability throughout the lease term. The fixed rate covers standard operating costs, including ongoing maintenance, upkeep, repairs and administrative fees. Public charges, such as real estate tax and utilities, are billed separately based on actual consumption and applicable tariffs.
