Iron Mountain, a global leader in information storage, is extending  its more than 20-year partnership with Prologis by renewing its lease of nearly 31,000 sq m of warehouse space in three buildings at Prologis Park Blonie. The decision to continue working together is based on the Clear Lease agreement® , which guarantees cost predictability and full control over operating expenses. As part of the new contract, Prologis will increase the energy and operational efficiency of the facilities by implementing  available through the Prologis Essentials platform

"The lease extension at Prologis Park Blonie is a natural step for us in the implementation of our strategy for long-term development in Poland. Of key importance to us is not only the convenient location of the park, which provides quick access to customers, but also the state-of-the-art solutions offered by Prologis, which are conducive to optimizing energy efficiency and warehouse processes. In addition, the Clear Lease agreement® provides us with full cost predictability, which allows us to focus on our business and improve our services in line with the growing demands of the market." - said Pawel Derlacz, Operations Director at Iron Mountain Poland.

Traditional contracts often involve annual billing of operating costs, making it difficult to predict budgets. Clear Lease® eliminates this uncertainty by introducing fixed service charges throughout the lease term. These include all standard operating costs, maintenance and repairs, as well as administrative fees. Public costs, such as property taxes and utility fees, are billed separately, based on actual consumption and official rates.

"We are pleased that the long-standing partnership with Iron Mountain continues to grow and we can support our client's business with modern and flexible solutions. The choice of the Clear Lease model® is confirmation that cost transparency and financial stability are key for our customers. With fixed fees throughout the lease term, we eliminate the uncertainty of annual billing and hidden costs, allowing companies to better plan their budgets and focus on growing their business. Our priority is to build partnerships and long-term relationships, and this cooperation is a prime example of that," said Piotr Lenczewski, Senior Leasing & Customer Experience Manager at Prologis.

Increased energy efficiency

The contract extension is not only a continuation of cooperation on new terms, but also an investment in modern solutions to improve working comfort and energy efficiency. As part of Prologis Essentials, energy-efficient LED lighting and an intelligent light control system will be implemented on the mezzanines that allow Iron Mountain warehouses to increase their storage space. The system will automatically adjust lighting intensity according to daylight levels and current demand, which will translate into energy savings and lower operating costs.

The process of optimizing technical solutions and renegotiating lease terms, carried out by Iron Mountain, was supported by JLL, which provided advice on adapting the terms of the agreement to the company's current needs.

"The renegotiation of Iron Mountain's lease at Prologis Park Blonie was a strategic project for us. We conducted a detailed analysis that helped the client decide to stay. Knowing Iron Mountain's priorities, we focused on cost optimization and sustainability. Prologis is a partner open to innovation. Together, we came up with a solution that combines cost savings with environmental sustainability, which convinced Iron Mountain to extend its lease for another term." - said Zuzanna Kowalczyk, director in JLL's warehouse and - industrial space department.

Strategic

For Iron Mountain, whose business is based on storing and quickly delivering documents to customers, the location of its warehouses is crucial. Prologis Park Blonie, located just 25 kilometers from the center of Warsaw, provides the company with fast and convenient access to the capital's key business areas. This is especially important when documents need to be delivered to the designated location in the shortest possible time.

With its proximity to the E30/DK92 route, the A2 highway and Okęcie International Airport, the park also provides easy access to key markets in Poland and Europe, supporting the company's larger-scale logistics. Outside of Blonie, Iron Mountain has consistently expanded its operations by leasing warehouse space at Prologis Park Poznan (3,500 sqm) and Prologis Park Wroclaw (6,800 sqm). Presence in these strategic locations allows the company to effectively manage customer records in different regions of Poland and ensure timely       deliveries.

Prologis Park Blonie is a modern distribution center consisting of seven buildings with a total area of 152,000 sqm. All facilities are equipped with advanced technologies, including security, fire protection and monitoring systems to ensure the highest standard of goods storage.
