Opportunity
Textile House is a Czech success story, having expanded from humble beginnings in 2010 to operate 170 stores across eight countries in Central and Eastern Europe. The company needed new warehouse space to meet its specific requirements, allowing it to better serve customers in Slovakia as well as in other Central European markets.
Challenge
Textile House focuses on sorting clothes, either for sale in its stores or for textile recycling. The company currently sorts 20,000 tons of textile waste per year, contributing to the protection of the environment based on a circular, sustainable business model. As such, Textile House needed a modern warehouse space with the ideal layout for receiving, sorting, storing and dispatching textile goods.
Solution
Prologis developed a 16,200-sqm, single-customer space for Textile House at building DC18 in Prologis Park Bratislava, with the space tailored to the company’s needs through Build-to-Suit development processes. With Textile House having already operated at this park since 2018, cooperation in creating the new space was based on a solid foundation of mutual understanding.
Prologis thoughtfully divided the warehouse into separate sections to serve the different elements of Textile House’s sorting process. The Prologis Essentials platform gives Textile House the opportunity to obtain necessary sorting equipment at favorable rates, while a long-term lease guarantees security as the company seeks out further growth. In a further boost for Textile House’s focus on sustainability, the new space was submitted for BREEAM accreditation and achieved a rating of “Good”.
Conclusions
For Textile House, a sustainable business model necessitates having a warehouse space that allows it to operate efficiently. Working with a long-term partner capable of creating tailored spaces such as Prologis provided the opportunity to move into a warehouse intended specifically for the demands of textile sorting and distribution, giving Textile House the ideal base for further growth in Slovakia and beyond.
