Prologis’ build-to-suit project for BMW Group at Prologis Park Bratislava was a complex and highly specific design project to build a facility that could fulfil the role of the German carmaker’s spare parts distribution hub for all of Central Europe. The park’s strategic location on the pan-European Corridor IV was also key to the decision to site the distribution hub there.

Like all automotive companies operating throughout the CE region, BMW required tailored facilities to suit their sophisticated business operations and this new facility provided a first-rate example of Prologis’ unerring ability to provide customized space in ideal locations.

Following a highly competitive bidding process, Prologis won BMW’s tender to design and construct this state-of-the-art distribution center through its superior technical knowledge, a solid advisory approach throughout the negotiation process, case studies and overall professionalism.

The 25,414 square meter facility was completed in just six months after the start of its construction, with the official ribbon-cutting ceremony taking place on 28 April 2016 in the presence of Mr Wolfgang Baumann, vice president of Parts Logistics Management at BMW, alongside the Senec mayor and more than 80 distinguished guests, city officials, media and employees. 

In 2021, the company has decided to significantly expand in the park with the addition of a new 10,000-sqm extension to its premises. As with BMW’s original space at Prologis Park Bratislava, we’ve focused on maximizing the potential of the new facilities through tailor-made solutions. BMW’s long-term lease for the completed new area should begin in Q2 2023.

Tailored to BMW’s exact specifications and precise requirements, it features LED lighting, temperature control, perimeter lighting, surveillance, IT solutions and a dangerous goods room (ADR). Like all new Prologis facilities, it was submitted for BREEAM accreditation, receiving a “Good” rating based on its sustainable features such as the energy and water consumption monitoring system, and low and zero carbon technologies.

The facility’s strategic location in Prologis Park Bratislava – which lies on the E75 motorway, part of the pan-European Corridor IV that runs from Dresden/Nuremberg through Prague, Vienna, Bratislava Budapest, Bucharest and Sofia to Istanbul – allows it to successfully fulfil the role of BMW’s Central European distribution hub for spare parts, servicing markets of the sales region Central and Southeastern Europe (Bulgaria, Czechia, Hungary, Austria, Romania and Slovenia).
